I was just looking at interest rates in NSI £100,000 gives a return of 0.01 % by my calculations that is nothing %

Yep, and while folks are talking inflation, the role of low interest rates in prices have been known for a long time. As interest rates have come down, real estate prices have exploded and that's one example.
