The sub date market is definitely softening I'm seeing prices starting at $13,200.

Not just that it's softening, but more worrying is that the whole watch market is extremely slow .. Hardly anything moves even at lower prices, which could be the indicator there are no new buyers at these price levels.

Is the summer lull a good theory for that?

Why worrying? Indicates watches are over-priced on the grey market, and discourages flippers. Great news for watch lovers.

No such softening in Japan, except the dollar is now stronger than ever which results in nice prices.

You can’t time the market. It’s impossible. Buy what you like when price is affordable for you. Don’t wait for something that may not happen.

There are many. There is Tse's Collection also.

The area around Holiday Inn Express on Nathan Road in Tsim Tsa Tsui has many watch shops. The 3 years of covid and no tourists killed many, so the locations and names have all changed. Worth a walk around, particularly on a cooler day.
