House owners VS renters

I personally viewed paying for my home up front as an investment in the stability of my marriage and my young families well being. I sleep extremely well knowing we can survive off peanuts and still maintain our current lifestyle.

If I was renting a similar home and had that money invested then I risk losing the investment and god forbid our incomes are compromised. People find themselves in poor financial situations fast and I prefer to avoid that risk at this stage in my life.

I would never suggest everyone buy but it makes me happy to be a homeowner.

I always say there are no renters, just buyers who are buying for someone else.

there are rental properties out there for which the rent doesn't cover the mortgage. very common in NYC.. they're renting at a loss and biding their time, hoping for an upturn. alternative is to sell and book a big loss

for anybody who does real estate finance, there's no right answer to the rent/own question until you see the numbers

There’s 2 ways to invest in real estate

1) levered price appreciation
Or
2) cash flow


U make bank investing in 1 if you are good
U Are investing in a bond in 2
