Icon5 2 homes but both in one of our names. So Florida has 1 name on title, NV has 1 name

One home in Florida one in Nevada. What痴 the easiest way to put the Florida home in both our names. Any one in Florida can help with this. Do you go down county clerks office and fill out a form. Does it take an attorney. I知 looking for easy way to do this. I知 not very familiar with real estate law in Florida

Before you do that make sure you understand this, you are both making a gift by doing so. Not a big deal most likely and no tax consequence. Just making sure.

Quit claim to add a spouse won稚 bring anything up. Attorney or title company can do it, probably a hundred bucks a house with recording.

Not a taxation issue but possible marital property issue in the event of a future divorce.

If you own dirt in 2 states seriously consider doing a revocable trust (joint trust) and placing property into the joint trust. At the first death you would eventually be considering a trust anyway to avoid probate. Other assets other than IRAs can also be placed into trust. Trust created in your home state.

Joint tenancy is a legal construct for holding individual properties. Allows the property to automatically pass to the other joint tenant without any estate tax consequences. The other option is tenants in common, but not as good. Anyway, any decent real estate lawyer can do this easily and cheaply.

Quit claim is the easiest. Have an attorney handle it. Not complicated and should be pretty quick.
